I am looking to sell some vacant property I have quick as I need some money for a lawyer. The property is in St. Clair Twp., just outside of Marysville. Located on Gratiot, between Wadhams and Bartlett. The property sold in 1999 for $22500, then sold at auction two years ago for $27500, guy lost it to the bank and I sold it a year ago on land contract for $26900, but the guy was supposed to pay me the balloon payment in June. Would like to get $17500 for it, but cash talks. There is over $12000 in upgrades on the property. Here is a list.
1) $3900 new well on property.
2) culverts (2) on each end of the property.
3) $1000 worth of sand on property for the septic.
4) $6-8000 worth of clean fill dirt on property.
permits have been pulled twice to build.
you could buy it as an investment or build or ?
I would do another land contract again, but would need at least $6000 down for the lawyers retainer i need.
