    Couldn't hurt to propose the concessions/considerations. If declined; Based on the current agreed deal the house seems to be undervalued to comparable neighborhood homes. This is also assuming the appraised value is talking the same language.

    Hard to say. 7-8k off a 100k house is a lot. 7-8k off a 450k house isn't asking much.

    If the issues weren't expensive then they would have fixed them already. All of those things are lazy/neglect/poor people problems. The harder you look the more you'll find.

    This inspector is also a builder, he knows his stuff. He gave us a range on what each issue may cost. I don't think it's possible to find anything else than what this guy found. He was there for 4 hours and looked at EVERYTHING.

    Lazy or just unaware, yes. Poor, no.

    We weren't willing to walk away from this house unless there was something MAJORLY wrong. The location is perfect and we love the house/yard.
    We adjusted our offer price by $7500 with an explanation of why, we should be hearing back this morning.

    Good luck! Don't you work for a builder now too? That definitely helps. I can't even find contractors to come over and give me quotes lately, and the ones I do, are double or triple what I would expect.
